Residential Subdivisions

Caputo and Wick Ltd. has designed and permitted a number of residential subdivisions in Massachusetts, often on undeveloped land tracts.  We typically review the subject parcels from a feasibility perspective relative to soils percolation testing, the location of wetlands and floodplains, and municipal regulations concerning new subdivisions.  Once project feasibility is confirmed, we prepare Preliminary Site Development Plans and represent the project before the local Planning Boards.  As the projects advance to final design, we prepare Definitive Subdivision Plans and obtain final approvals from the Planning Board.  Our services include wetland delineation, boundary and topographic survey, subsurface soils documentation, roadway design in compliance with municipal regulations, preparation of legal drainage easement descriptions, drainage and utility infrastructure design, stormwater management design in compliance with the Massachusetts Stormwater Handbook, erosion and sedimentation control specifications, preparation of Stormwater Pollution Prevention Plans, wetlands permitting through MassDEP and local Conservation Commissions, third-party review coordination, construction layout, construction observation, and preparation of record plans.  As subdivision infrastructure is constructed and individual lots are sold, Caputo and Wick Ltd. often is retained to prepare site and sewage disposal system designs and permit individual house lots through local Conservation Commissions and Boards of Health.  The images above are the Kingsley Estates and South Woods Residential Subdivisions in Rehoboth, MA, and the images below are the Brigham Farms and Richard Circle Residential Subdivisions in Seekonk, MA.
